Applicants must earn at least 2.5x the monthly rent (combined household income is accepted).

• We charge a non-refundable application fee of $65 per applicant.

• We do require residents to carry liability coverage, with a minimum of $300,000. This helps protect both you and the community, and many renters find it’s an easy add-on to their existing renters insurance policy.

• Security deposits start at $500 on approved credit, with the final amount based on credit and rental history.

One-time fees may include an administrative fee and, if applicable, a pet fee. For a full breakdown, please reach out to our leasing team. Current fees include:

• $195 Membership Fee (covers HOA/amenities, Wi-Fi internet, Kwikset Smart Deadbolt and Hub, courtesy patrol, and subdivision maintenance)
• $250 Pet Fee (if applicable)

Rent can be conveniently paid online through our resident portal using a credit card, debit card, or ACH transfer.

We’re happy to offer flexible lease terms, typically ranging from 14 to 16 months, depending on availability.

We don’t allow subletting, but if you need to transfer your lease, our office team will be happy to walk you through the options.

Pets are family too! We happily welcome up to two pets per apartment (breed restrictions apply).

There is a one-time $250 pet fee per household and a monthly pet rent of $40 per pet. 

Your pups will love our clubhouse dog park, plus the walking trail at Skye Canyon Park and the additional dog park nearby at Skye View Park.

We don’t have an on-site pet washing station at Banyan Brighton / Skye Canyon. For quick DIY washes or grooming, nearby options include Woof Gang Bakery & Grooming – Skye Canyon in the Skye Canyon Marketplace, which offers full-service grooming and pet care products.

Every home comes with an attached two-car garage, and we also offer open guest parking at no additional cost.

We don’t have storage units on-site, but your attached garage provides plenty of space.

Utilities are not included in the rent. For your convenience, water, sewer, and trash are billed directly to you through Conservice. Electricity is set up with NV Energy in your name, and you can choose your own internet and cable provider to best fit your needs.   

You can submit a request anytime through the resident portal or contact the leasing office directly. For emergencies, maintenance is available 24/7.

Move-in is easy! Just swing by the leasing office to pick up your keys and welcome packet. We’ll make sure you have everything you need—from utilities and parking to a tour of our community amenities.

While we don’t offer package lockers onsite, most carriers deliver right to your door for convenience.

Amenities are here for you year-round! The fitness center and clubhouse stay open all year, and the pool is available during the warmer months.

Nearby schools include William & Mary Scherkenbach Elementary (6/10), Edmundo “Eddie” Escobedo Sr. Middle School (3/10), and Arbor View High School (6/10).

Staffed by a Fitness Director and personal trainers, it delivers the same level of service and amenities you’d expect from a premier health club. The clubhouse itself isn’t available for private reservations, but residents can reserve Skye Canyon parks for gatherings and events.
